The urban design divides the site in an east-west direction into two sub-areas with different focal points of use. In the east of the planning area (Part A), on Barmbeker Straße, a general residential area is planned as a project. The planned uses are retail facilities on the ground floor and apartments on the upper floors. The retail facilities are to be covered with a 'slab' so that the residents on the upper level can move freely on their terrace and garden areas. A general residential area is also planned for the western area on Geibel Street, offering a variety of housing types (Part B). Together, these two sub-areas are intended to form a dense, lively new residential quarter.

The majority of the open spaces in the new quarter are reserved for private and publicly usable green areas and for pedestrian and bicycle traffic. In order to achieve the greatest possible quality of stay, the site is to be kept largely free of motor vehicle traffic. The stationary traffic will be accommodated in underground garages. The concept of the open space plan is based on the creation of a continuous mixed traffic area in the area of the future new quarter, in which publicly usable green, play and recreation areas as well as the private green spaces are integrated. The demarcation of footpaths by raised kerbs is to be dispensed with. The alternation of generous mixed traffic areas and attractive, green recreational areas forms the basic character of the future quarter in the open space.

In front of the residential buildings in Part B, front garden areas are created in the transition to the publicly usable space, which are bordered with hedges. Apartments in Part A on the base level above the retail uses will have private terrace areas facing west.
