With the overall change to the land use plan (FNP) of the municipality of Gerbrunn, the future structural development in the municipal area will be prepared for a planning horizon of 15 to 20 years.

The intended overall urban development and landscape concept of the municipality of Gerbrunn is presented. In the course of the process, the public as well as the authorities and other public agencies had the opportunity to contribute their respective interests and concerns to the planning at various times.

The overall amendment to the land use plan with integrated landscape plan replaces the land use plan for the municipality of Gerbrunn, which came into effect on 22.11.1982.

Since the land use plan came into force in 1982, it has been updated organically with seven amendment procedures, which have already been completed.

With the overall amendment of the FNP, a fundamental planning response to the new framework conditions, development prospects, objectives and requirements should and can now be made in order to show perspectives and make coordinated statements for the future development of the municipal area over the next 15 to 20 years.

The land use plan primarily contains representations of residential building areas, mixed building areas, commercial building areas, special building areas with their specific purpose, areas for public use, main roads, green areas, areas for forestry and agriculture, water areas and areas for important supply and disposal facilities. In addition to the planning representations, the plan contains designations and informational transfers that have become binding on the basis of another legal basis; these include, for example, landscape conservation areas.

In accordance with legal requirements, the contents of the landscape plan are integrated into the plan.



The statements and core content of the landscape plan drawn up in parallel, such as the planning safeguarding and implementation of landscape planning corridors (Haslachtal), have been incorporated into the FNP.



The green spaces along the western boundary of the district, inner-local green spaces with play and sports facilities, as well as the local recreation area on the Haslach as a planned landscape conservation area, provide sufficient recreational areas within the municipal area.




For the selection of compensation and replacement areas, areas were used that are connected to existing structures in order to combine them into a larger network (biotope network). These areas are shown in the land use plan as areas for measures for the protection, maintenance and development of soil, nature and landscape in accordance with Section 5 (2) No. 10 BauGB.



North of the "Am Zottenhügel" cemetery, the renaturation of the Haslach with an oxbow lake as a still water body in the floodplain of the Haslach on the properties "Am Frosch" parcel no. 436 and 1238 is planned as a compensatory and replacement measure by the local chapter of the Federal Nature Conservation Association. This plan is an enrichment of the local recreation area "Haslachtal" and a valuable wetland biotope.



As a result of the planned structural and other developments (including compensatory measures for structural interventions in nature and the landscape) in the municipality of Gerbrunn, the total area shown for agriculture in the current FNP is reduced. At a good 274 ha - around 60% of the municipal area - the proportion of agricultural land is comparatively high compared to other municipalities.
