A business park was designated to strengthen and secure the municipal and regional economic power of the communities of Inning a. Ammersee and Wörthsee and to create jobs in the region. The environmental impacts were identified, described and evaluated. The aim is to achieve sustainable urban development in order to safeguard the quality of life for the two municipalities of Inning a. Ammersee and Wörthsee.
The designation of the inter-municipal business park has prevented the partial settlement of commercial enterprises on the outskirts of the two municipalities. Also an expected load of adjacent housing estates with immissions from the commercial settlements could be avoided in such a way. In addition, sufficient land resources are available here to ensure long-term expansion possibilities for the commercial location.

The aim of the planning was to attract future-oriented commercial enterprises to a relatively high-quality commercial location. The central basic idea was the embedding of the commercial location in a surrounding green belt as well as the strong greening of the entire area. In the middle, a green belt runs from west to east along the main access road. A cycle and footpath runs through this green belt, which links up to the east with the agricultural road outside the development area, which also serves as a cycle and footpath. The parcelling of the plots was deliberately kept open in order to be able to react optimally to the needs of the developers and to parcel the plots according to demand. This contributed to the optimisation of the marketability of the plots and to the increase of the attractiveness of the location.
By NRT an urban development concept for the spatial structuring of the area was compiled, from which the development plan with appropriate textual determinations and justification was derived. The nature conservation issues were dealt with on the basis of an extensive inventory of flora and fauna within the framework of a special faunistic study and a special species protection law examination. Due to the proximity to the FFH areas Ampermoos and Ammerseegebiet, a FFH preliminary assessment was also carried out. In addition, an environmental report was prepared, which determined the impacts caused by the measure and developed appropriate compensatory measures and secured them under construction planning law.
