The Bruderhaus machine factory was located on the former industrial site, now the Bürgerpark, from around 1849 to 1993. At the beginning of the 1990s, the last remaining industrial buildings were demolished.
The urban development concept envisages combining building development and open space to form an overall concept that is functional in terms of design. The new and existing buildings on the site form an ensemble of solitaires in the urban park' in the Bruderhausgelände community park. The spatial setting with a uniform tree grid creates a robust urban contour. The historic city entrance Tübinger Tor is made visible again by removing the elevated footbridge and levelling the area, opening up new visual relationships between the city hall and the old town. New pathways across the Echaz link the core city with the new urban open space. The pathway along the hotel and the town hall, derived from the stringent architecture and the urban figuration, connects the new buildings with the town hall complex. The Bruderhaus site thus becomes a hinge in the urban fabric.
