Under the name "Marina Quartier 83", a residential area with 44 condominiums spread over two buildings was created in a beautiful waterside location on the Dahme, opposite the old town of Köpenick. When designing the outdoor facilities, the Dahme bank was developed, where a boat facility was created for the residents, as well as private and communal areas for the residents. The result is a playground, terraces, parking spaces and communal green areas. A special feature is the drainage of the roof and surface water, which was discharged into the Vollkropfgraben via above-ground trough channels, partly after pre-cleaning, as part of an ecological water concept.



The open spaces of the Marina Quartier are divided into the following areas:



-Grünauer Straße front garden: Along Grünauer Straße, the property is bordered by a wall that conceals the waste disposal site behind it and the car parking spaces. A steel and wooden slat construction shields the waste disposal site from the parking lot. The partially covered car parking spaces in the area of the front garden were paved with a water-permeable concrete split-joint paving.

-Access road / fire department access. The buildings were accessed via a shared access path from Grünauer Straße, which extends to the jetty on the Dahme. In addition to providing access to the buildings, the parking spaces and the jetty, it also serves as a fire department access road and parking area.

- Garden areas on the Vollkropfgraben: The ground floor apartments were given spacious terraces with a concrete slab covering and a small lawn area that merges into the renaturalized bank of the ditch. A solitary tree was planted in each garden.

- Open space on the Dahme: The open space on the Dahme was designed as a lawn, partly with fire department movement areas as gravel turf. Weeping willows and columnar oaks were planted on the bank.

- The play areas on the west side of the detached house are designed with a large sand play area with a swing and a balancing and jumping course.

- Bicycle parking spaces: The required outdoor bicycle parking spaces were created at the respective house entrances.

- Drainage: The rainwater is kept on the property. The houses were equipped with extensive green roofs. The water from the paved and roof areas is collected via open and closed trough channels, partly after pre-cleaning, and discharged into the full-head ditch.

- The planting was carried out:



o Front garden: Carpinus betulus 'Fastigiata'

o On the banks of the Dahme: Salix alba 'Tristis', Quercus robur 'Fastigiata'

o At the Vollkropfgraben: Amelanchier laevis 'Ballerina'



The terraces and the immediate surroundings of the houses were landscaped with near-natural grasses and in some cases hedges.
