The Elstal railroad housing estate dates from the 1920s and is partly a listed building. The character of the garden city is special; street-side 2-3-storey buildings and rear garden parceling of elongated individual gardens with 400-450 square meters.
The largely unused garden plots are also to be rethought in a new and contemporary way as part of an area development with expanding new buildings and potential areas. Aspects of monument protection as well as nature conservation and the upgrading of social spaces play a major role here.
A holistic concept for land development was developed, which can offer modern and contemporary land parceling as a variable system for flexible and modern forms of living. In addition, potential areas for new development appropriate to urban development were examined.
The design study is intended to provide a basis for more in-depth processing through an urban development contract and to facilitate dialog between residents, conservationists, monument protection and the owner.
