The open space of the new office building ''The Benjamin'' is part of an overall concept for the redesign and redevelopment of the Gebauer Höfe - it forms the prelude to the site.

Adjacent to the public street space of Franklinstraße, a representative entrance to the building is created. The mosaic stone paving from classic Berlin path construction is led into the surrounding entrance area and into the lobby of the building. The polygonal lawns are closed on three sides by hedges and open towards the building. A staircase to the southwest of the building leads visitors into the courtyard. There, the unrestricted view of the Spree opens up.

The open space design of the courtyard picks up on the various alignments of the room edges and scales them to form an almost central inlay. Coming from the Gebauer Höfe, the so-called "Gebauer Goldband" - a floor-level brass band that runs through the courtyards - frames the inlay on one side. Within the inlaid area, there are strips of grass and shrubs that form small places to linger. Umbrella-shaped trees with light, fine leaves span this small green oasis. The trees are illuminated at night by ground lights and set the scene for the courtyard.

The industrial character of the buildings, some of which date back to the Gründerzeit, is emphasized by the sawn large stone paving. The passageway is marked with marker nails. The entire Gebauer Höfe are designed as shared space.
