In the area of the former Johannisthal Airport in Berlin-Adlershof, 20 residential buildings with over 300 apartments are being built. hochC was commissioned to plan the open spaces in the quarter after winning 1st prize in the planning competition in 2016.

The Johannisgärten quarter is designed to be car-free and is accessed by means of wider shared space areas, narrower footpaths and a sequence of squares.

The total of 5 communal courtyards with a semi-public character offer themselves as lounges for the residents. In each courtyard, an individually designed children's playground and a characteristic tree species will be provided as a "courtyard tree". The ground floor apartments will be assigned private terraces, which will be separated from the public space with hedges.

Towards the development paths, the courtyard communities open up to the public space. The neighbourhood squares are arranged there. Here are offers for cross-quarter use, such as play facilities for all generations, table tennis tables or table groups.

The eastern edge of the property is designed with a green ground modeling.

The border to the neighboring properties is planted with a "Nasch hedge". A special feature of the development is stormwater management. Due to a high groundwater level, the infiltration is carried out as surface infiltration in combination with water retention on the green roofs. For this purpose, paved surfaces capable of infiltration are selected for all paved surfaces and all green areas are laid out as infiltration areas.
