The client is planning the construction of a new full-range retailer with a discount store and five residential buildings "Am Feuerwehrturm" in Baesweiler, which will be built above the reinforced concrete ceiling of the full-range retailer and discount store on the first floor.

The following uses are planned in detail:



Ground floor

Full-range retailer as a ground-floor sales outlet in accordance with SBauVO NRW with a sales area of approx. 2,486 m² with bakery area, office and social wing, storage area with cold storage and preparation rooms, empties receiving area, technical rooms and delivery.

Discount store (approx. 1082 m² sales area) with deposit room, bank preparation, warehouse, technical rooms, file room, checkroom, staff room with WC.

Upper floor

Five residential buildings with four apartments each.



The planned residential buildings will be erected on the reinforced concrete slab of the full-range retailer/discounter. The residential buildings will be constructed in the form of timber houses with load-bearing timber stud frames.

The residential buildings will be accessed via a planned barrier-free ramp and two external reinforced concrete staircases. There is also the option of accessing the residential buildings via an elevator system in the immediate vicinity next to the external staircase.



The full-range store, including the discount store, will be constructed in the form of prefabricated reinforced concrete elements or masonry and, in some areas, large areas of glazing. The exterior walls will be insulated with a sheet metal panel construction in front of them.

The property is bordered by the public traffic areas Im Kirchwinkel, Am Feuerwehrturm and Peterstraße as well as the neighboring property on the southwest side.

From Peterstraße and the street "Am Feuerwehrturm", access roads to the parking lot and to the delivery of the discount store are planned. Access to the delivery of the full-range retailer will be from the street "Am Feuerwehrturm"/corner "Im Kirchwinkel".



Architecture is more than the obvious and consistent

By taking into account and combining the conditions of the location, climate, use and immediate surroundings, architecture creates sustainable and context-specific planning.



The "Am Feuerwehrturm" building complex fulfills these requirements in a special and unique way. The project combines the establishment of urban infrastructure, which ensures the future viability of the location, with living close to the center.

The roof level of the light-flooded, south-facing markets offers generous, green open spaces for five townhouses, whose playful arrangement allows interesting views of the fire station tower and park. The shape and volume of the residential development corresponds to the existing urban context and completes it. Individual entrances create a separate address for each resident.

The façade design of the plaster with a broom finish structure reinterprets an old craft technique and creates an expressive relief with a horizontal structure. The different incidence of light creates a varied interplay of shadows.

The attractive larch cladding with a silvery patina, which conveys the character of the timber construction to the outside, accentuates special spatial situations such as balconies, entrances and canopies in the building volume.

State-of-the-art standards for indoor climate, thermal insulation and building services are implemented sustainably and economically.

The differentiated open space design and the use of natural materials offer residents a liveable living environment.
