The newly created quarter in Sengelmannstrasse is characterized by a development on two levels. A six-storey residential development has been built on the second floor on a base storey approx. 6 m high with an underground garage below. The outdoor area with a size of approx. 1,400 m2 is divided into two recreation and play areas, which are characterized by spacious, moving lawns with integrated play areas. A wide planting strip along the buildings and terrace areas creates privacy and distance between the recreation areas and apartments.
The planting of tall multi-stemmed flowering shrubs on the grassy mounds is also visible from the first floor level. The play areas, equipped with high-quality balancing, climbing and jumping facilities, have bound fall protection or are integrated into the lawns, creating a variety of exercise options. The access routes to the play areas can also be used for scooters, children's vehicles or as a jumping and painting area.
The retail level with supermarket on the first floor is accessible both at ground level and via a 3-step staircase. Here, a spacious square offers the possibility of outdoor seating for the local café. The first floor zone is accessed on the east side via a paved path, with large ground-level shrub areas visually loosening up the area. The waste locations are designed as an underfloor system.
