On the former property of the Bavarian State Institute for Soil Culture and Crop Production, 253 family-friendly apartments were built by the Free State of Bavaria for state employees in the middle to lower income bracket.
As the property borders on the FFH area Kapuzinerhölzl, resp. Since the property borders on the FFH area Kapuzinerhölzl, or parts of it are located within the planning perimeter itself, extensive nature conservation studies, an FFH compatibility study as well as compensation and replacement measures were necessary.
For the residents, a private green area was created that can be used in a variety of ways and which is extensified towards the west to the Kapuzinerhölzl. Essential was the spatial linkage of the green areas in the building area with the existing green areas outside.
The necessary compensation areas could be created to a large extent adjacent to the FFH area within the planning area, following the existing vegetation type Labkraut oak hornbeam forest. They represent a buffer zone between green spaces and the FFH area.
The site was designed to be traffic-free. To the east, a service road provides access to the site. All vehicles of the residents were accommodated in an underground garage. Above-ground parking spaces are available to visitors along the service road.
The buildings themselves were accessed both directly via the underground car park and car-free with a network of paths for cyclists and pedestrians. The main paths can be used by the fire brigade in the event of a fire by means of widening with grass grids that can be planted.
In order to meet the great demand for childcare facilities that is to be expected due to the large number of affordable, family-friendly apartments, a cooperative facility with a crèche, kindergarten and after-school care centre with its own outdoor area was created in the south-east.
The toddler playgrounds were assigned to each of the individual residential buildings, while the playground for older children and adolescents is adjacent to the open spaces of the cooperation facility in the south.
